This position will lead the Transaction Management function for DHL’s Corporate Real Estate department in the Americas region (Based in Plantation, FL) providing executive management direction and experienced hands on support for the planning and effective execution of real estate projects and operations, including relationship management of real estate brokers, conducting site selection, lease negotiation, and feasibility reviews as well as directing business cases and financial analyses for internal customers approval.
Essential Duties & Responsibilities
Lead a large number of real estate professional specializing in industrial real estate transaction and portfolio management, a minimum of 8 – 10 direct reports, responsible for the site selection process for all internal business units (over 1,500 operating locations), all leasing, purchase, sales, and real estate development related activities, and in the effective management of an extensive brokerage network across the Americas region.
Concurrently acts as landlord/seller agent and tenant/buyer agent and effectively negotiates the best business terms and conditions for a wide variety of commercial real estate products, including land, office, retail and industrial
Manages field broker selection and other required resources, subject matter experts, and business partners. If necessary, facilitates client review and approval of proposed team resources for the purpose of transaction execution
Implements real estate plans with an understanding of the client’s strategic real estate goals. Assists with project initiation and scope definition, prioritization of assignments, and adherence to client-driven priorities, commitments, and milestones
Delivers a large variety of analyses and relevant documents, including but not limited to: project initiation, market comparable reports, Business Case Analyses (BCA), Requests for Proposals (RFPs), proposal comparison packages, letters of intent, and broker’s opinions of value
Directs the negotiation of acquisition and sales directly or through a field broker. Negotiation of leases and lease amendments. Monitoring of lease expirations. Negotiation of lease renewals within prescribed timelines. Identification and acquisition of new properties to meet customer’s requirements and timelines. Disposition of surplus properties within prescribed timeline.
Understands how to review, analyze, and interpret real estate and financial data, financial analysis templates including book and cash flow projections, NPV (net present value), and/or IRR (internal rate of return) financial analyses to enable clients to make more informed decisions.
Understand and execute strategic plans while working closely with internal stakeholders (e.g. Operations, Engineering, Construction, Legal, Tax, CRE Center of Excellence, etc.)
Understanding the technical requirements of engineering teams and developing solutions that meet the design and business objectives
Effective management of multiple complex contract negotiations in multiple countries simultaneously
Qualifications
Bachelor’s degree in Business, Real Estate, Architecture, Building Science, or Engineering or related field required. MBA or other advanced degree desired. Real Estate Brokers license and/or related certification a plus
20+ years of commercial real estate transaction experience preferably in industrial real estate development and leasing or related experience
Bilingual (English, Spanish) required. Portuguese a plus
Willingness to travel (25-35%) both domestically and internationally
International real estate experience. Preferably in North and South America regions
Strong verbal and written communications skills required
Ability to lead and partner with other internal functional executives to accomplish objectives
Deliver accurately, timely, legally correct and financially sound documentation and projects
Juggle and prioritize multiple, competing tasks and demands
Willing to work until tasks are completed to the satisfaction of all parties involved
Able to develop effective business relationships with the leadership of Landlord and brokerage companies, and to develop a network of real estate professionals willing to assist with the transaction and portfolio management tasks
